WHEN IS THE BEST TIME TO BUY A HOME?

Many buyers have been asking when is the best time to purchase a home.  

In the Phoenix area,  statistics over the last four consecutive years show that sales reach their lowest level annually at the end of the fourth quarter.  

Couple these seasonal facts with the recent  analysis by the Amherst
Securities Group that estimates “shadow inventory” at around 7m housing units nationally, or 135% of a full year of existing home sales and it's easy to see why Buyers will witness one of the most opportunistic environments to purchase in more than 35 years!

The backlog, or "shadow inventory" of homes is due to high transition rates, low cure rates and a longer timeline for loan liquidation — in other words, loans continue to transition into the delinquency/foreclosure pipeline at a rapid pace, but are moving out at a very slow pace.

Consequently, buyers should be careful to develop a strategy to maximize their results by meeting with a Distressed Asset Specialist.
